Ponderosa Park

Ponderosa Business Park is to provide a high quality office and business development, with units available from as little as 600sq with significant site communal car parking. The complex, which is to retain significant flexibility, will be part three, part four storey and be situated in a highly prominent location on Smithies Lane, just off Station Lane as you approach Ponderosa Rare Breeds Farm.

It is anticipated that occupation of individual units in Phase I will be available from May 2006, but way of a new lease for a period to be agreed, incorporating regular rent review, on an effectively internal repairing basis only plus the site service charge (which will relate to maintenance and upkeep of common areas, common services, external repairs, building insurance, management/ administration etc).

In keeping with the philosophy of co-operation and collaboration it is envisaged that the Business Park will develop in parallel with the Ponderosa Tourist and Visitor Attractions. The business units will include companies who can provide ancillary services to the proposed visitor centre.

Currently Ponderosa attracts over 200,000 visitors per year; it is estimated however that the creation of the Saxon and agricultural attraction could increase these visitor numbers up to 400,000.
